What type of damp is affecting my property?

Damp is usually grouped by how the moisture reaches the building. The three most common types are: Penetrating damp: Water entering through the fabric of the property from outside, commonly through a defective gutter or downpipe, cracked or porous render, failed flashing or a leaking window surround. It typically shows as localised patches that worsen after rain. Rising damp: Groundwater moving upwards through porous masonry from the ground. It generally affects the lower part of a wall, sometimes with a visible high-water line or salt deposits, and depends on whether a functioning damp-proof course is present. Condensation: Moist air inside the property meeting cooler surfaces, so water forms on walls, windows or in corners and wardrobes. It is common in kitchens, bathrooms and little-used rooms, and is often behind black mould growth and a musty smell. These categories are not mutually exclusive. More than one type can be at work in the same property, and sometimes in the same wall, and one can make another harder to resolve. Because the symptoms overlap, we establish what is actually happening before recommending remedial work.
